We understand that your association needs accurate and timely information
regarding your community’s finances. We will assist you in understanding your
community’s economic outlook and provide you with options to best manage its
finances.

Exclusive Property Management will assist the Board with:

Budget preparation and the approval process;

Preparing and distributing payment coupons;

Processing and monitoring maintenance payments;

Distributing collection letters and forwarding to counsel when needed;

Communicating with counsel on collection actions;

Cash flow management and monitoring expenditures against budget;

Monitoring and advising on investment allocations;

Making payments to vendors for purchases and services rendered

Understanding monthly financial statements and reports;

Audits by working with independent CPA and providing records;

Annual reporting requirements in accordance with Federal and State         
statutes;

Annual preparation and distribution of year end financial statements as required
by Florida statutes.
