Exclusive Property Management will assist the Board with:

Routine inspections of property to identify discrepancies and take corrective
actions as approved;

Managing vendors to ensure association is receiving services in accordance with
negotiated contracts;

Supervising maintenance personnel assigned to association property;

Equipment and facilities maintenance by contracting vendors for preventative or
corrective maintenance;

Emergency response to correct unsafe or unhealthy conditions;

Service requests by receiving and recording information for maintenance and
repair of common elements;

Maintaining records of community association’s property with regards to
maintenance and repair;

Obtaining competitive bids for products and services from vendors;

Contract negotiations and ensuring insurance and licensing documentation is
provided;

Implementing preventative maintenance policies and procedures to protect
association’s assets.
